Overview

The final CD is out, the file is balanced, and the borrower knows what to bring and where to be. What remains is the signing itself, the funding wire, and — critically — keeping Arive's milestones current as each happens.

Who does what at signing

  • The realtor coordinates the signing appointment with the borrower — date, time, location.
  • Title sends wire instructions directly to the borrower. We don't send them (see the wire fraud warning in the previous step — make sure the borrower knows to verify by phone).
  • The borrower brings a valid, unexpired ID and must be present to sign.
  • Emily monitors — she's not at the signing, but she's tracking that it happened and that the file moves to funding.

Milestones through the finish

Three milestone updates carry the file to the end, and all three are manual:

  • Docs Out — set when the final closing package goes to the borrower and title (covered in the previous step)
  • Docs Signed — set once the borrower has signed at closing
  • Loan Funded — set once the funding wire is confirmed sent and received
Docs Signed and Loan Funded are the two most consistently missed updates in the entire process — and the consequences run further than they look.

When a milestone never gets set in Arive, nothing downstream fires. Pipeline reporting shows loans stuck at earlier stages. Funded-volume numbers are wrong. Any automation that keys off funding — including post-close borrower follow-up — simply never runs, because from every other system's perspective the loan never funded.



A loan is not finished when the wire lands. It's finished when the wire lands and Arive says so. Treat the milestone update as part of the funding task, not as paperwork to do later.

Funding

Emily confirms the funding wire is sent and received, and a funding number is issued. That's the loan funded — and the moment the Loan Funded milestone gets set in Arive.

At that point the file exits the active pipeline and moves to post-close.

Common pitfalls

Milestones left behind

The big one. Docs Signed and Loan Funded get skipped in the rush to the next file. Everything downstream breaks quietly — nobody notices until the numbers don't add up at month end.

Assuming the borrower verified wire instructions

Say it explicitly, every time. The one borrower who assumed the email was legitimate is the one that costs them their down payment.

Losing track after the CD goes out

Once the final package is sent, it's easy to consider the file done and move on. It isn't done until it's funded and the milestone reflects it.

Who to ask if you're stuck

Funding delays or wire problems: the UWM account executive.
A signing that didn't happen or got rescheduled: the realtor and the LO.
A borrower who can't produce valid ID: escalate to Bryce immediately — this stops a closing.
